What is a Search?
A Search is carried out to ascertain if there are any matters affecting the property or land registered as a Local Land Charge, which an intended purchaser should be aware of (LLC1). It also reveals other relevant information held by the Council as a whole (CON29). The information given on a Search relates only to the property identified by the Search address and accompanying plan, which should be edged in red.
A Search is divided into two parts. The first part, the LLC1, deals with all registrable charges, for example Planning Permissions, Conservation Areas, Tree Preservation Orders, Listed Buildings etc. The second, the CON29, deals with additional enquiries, including such matters as Local Plan Status, Road Schemes, Contaminated Land, Building Regulations etc.
All drainage enquiries on a Search are now conducted by Severn Trent Water Searches.
Highways questions which are answered by Staffordshire County Council are contained in the CON29 part of the Official Search. Additional enquiries regarding highway issues should be directed to the authority by the person, company or firm carrying out the Search.
